Selling Tips
You don't get a second chance to make a good first impression! Most buyers look for homes that are well cared for.
MOST IMPORTANT
- Kitchen- stove, refrigerator and sink should be spotless and all work surfaces clear.
- Bathrooms- neat and squeaky clean!
- Closets- overcrowded closets suggest inadequate storage space.
Don't Forget These
- Lawns and yard- remove clutter, cut grass, edge walks, trim shrubs and weed gardens.
- Front of house- paint, repair and power wash railings, steps, screens and FRONT DOOR.
- Other Exterior- tidy up side and back doors, gutters and windows.
- Garage- straighten up, paint, fix and wash doors and windows.
- Plumbing- repair dripping faucets and leaky toilets.
- Heating/Cooling- clean exterior unit and change filters.
- Lights- replace all burned out bulbs and faulty switches.
- Hallway and Stairs- remove any clutter to give wider appearance.
- Hardware- oil hinges, tighten door knobs, faucets, etc.
- General- dust, wash, paint, fix defects, as necessary.
Odds And Ends
- For showings, please be out of the house if possible. Children, pets and adults can keep buyers from feeling at ease while they look through a home.
- Tell us which rooms benefit from sunshine or cooling breezes.
- Tell us what you like about the house, the yard, the location. We would like to hear from the husband and wife separately on this one!
- Turn on all lights for the showing.
- Open drapes and blinds in the daytime; close them at night.
- Strong cooking or smoking odors can ruin a sale. Make sure your home is fresh for showings.
